This smart yet understated dual occupancy project demonstrates a successful outcome in securing Development Application (DA) approval for a typical residential lot affected by flooding constraints. The design adopts a pragmatic approach, balancing regulatory requirements with a clear focus on delivering a viable and efficient development outcome.
Emphasis was placed on achieving a cost-effective architectural solution that maximises return on investment, particularly for a first-time investor. The planning strategy carefully considers spatial efficiency, buildability, and long-term value, ensuring the project remains financially feasible despite the additional construction demands associated with flood-affected conditions.
The result is a clean and contemporary design that prioritises simplicity, functionality, and performance. By resolving site challenges through thoughtful planning and restrained architectural expression, the project achieves a well-balanced outcome that aligns economic considerations with a cohesive and modern built form.
