    This dual occupancy development successfully achieved both Development Application (DA) and Construction Certificate (CC) approval, despite a range of significant site constraints, including multiple easements and the presence of a Sydney Water trunk main. The project required a carefully considered approach to planning, ensuring all regulatory and service-related limitations were addressed without compromising the overall design intent.


    The architectural response focuses on clarity, efficiency, and buildability, with a deliberate emphasis on maintaining a simple and cost-effective construction strategy. This approach was essential in mitigating the additional expenses associated with servicing constraints, while still delivering a cohesive and contemporary built form.
